Home Seller's Title Policy

Good morning friends, neighbors and family.

I wanted to chat with you about title companies. The reason to have a title policy is to ensure that the home will be free of liens and or judgements and will be able to be conveyed to the new buyer. While this is very important the cost of the title policy remains the same at each title company. The cost is based on the sales price of your home. So when choosing a company ask about the numbers of closers and the amount of business that they have done over the past year. But most importantly, remember that your are the client and they need your business.

If they don't have the time to speak with you or they are rude you can take your business elsewhere. Title companies are all over the area and some will even allow you to have a courtesy closing in another office if they are too far away. If you are looking for a really good title company I would recommend Alamo Title Company located on Gemini in Clear Lake. They have many great closers but the two that I work with are Alischa Smith and Ann Bess.

Now the title company that I would NOT recommend is Southland Title in League City located on FM518.

So just remember that without your business the title company would not exist. You have choices and be sure to choose wisely because a good title company can make a transaction a breeze. A bad one can make it a nightmare. The choice is yours!

Houston Home Prices Reach a Seven-Month High in April

Houston Real Estate Milestones in April

At $194,222, the average price of a single-family home reached its highest level since September 2008;

At $149,050, the median price of a single-family home rose to the highest level since September 2008;

Volume of single-family home sales reached the second highest level of 2009;

Single-family home rentals rose 8.0 percent;

Month’s inventory of single-family homes dipped from 6.4 to 6.1 months compared to the national average of 9.8 months;

Active listings fell 14.7 percent, representing a generally balanced supply of housing inventory.

The computerized Multiple Listing Service of the Houston Association of Realtors® includes residential properties and new homes listed by 26,000 Realtors throughout Harris, Fort Bend and Montgomery counties, as well as parts of Brazoria, Galveston, Waller and Wharton counties.
