Good Morning,

I have a message to spread throughout the world. I will continue to do it until it is received and my purpose has been completed. Pastor Casey Treat spoke last night at Lakewood Church. His message was about the 3 Essentials that we all need to do on a regular basis. Here they are:

1. Faith- believe and continue to walk in faith no matter what the situation or the circumstance. Once you have prayed you have to believe and know that your prayers were heard and they have been answered. So now just start giving praise and thanks to GOD.

2. Vision- be still ask for GOD to show you what your vision is in life. Now once you have received it stay focused on accomplishing that vision. Don't dwell on the negatives because you will always go in the direction that you are focused on in your mind.

3. Renewing- It doesn't matter what you have done or what has happened in the past. You should begin each day as a brand new start. The things of yesterday are just that, the past it is what goes on today that will bring you joy and keep you on track to serve your purpose.

Good Morning!

I know that some of you all out there are facing difficult times. Money doesn't seem to go far enough at times and the bills continue to come daily. Well I was watching Pastor Creflo Dollar and he said something that has completely changed my why of thinking. He said when you look at your bank account, wallet or purse and what you have is not enough, you must realize that this is NOT your harvest but your seed.

Go out and plant that seed, take it to an annointed place and planted it. Your harvest will come. You need to believe that the Lord will take care of you and provide everything that you need. I have seen it work with my own eyes and it is what The Lord Almighty requires of us as Citzens of The Kingdom. The first 10% of our income belongs to God. Read this weeks Motivational and remember it.

" Bring the whole tithe into the storehouse, that there may be food in my house. Test me in this," says the LORD Almighty, "and see if I will not throw open the floodgates of heaven and pour out so much blessing that you will not have room enough for it."

EGG RECALL!!! HOW TO CHECK YOUR CARTON

A massive egg recall by Write County Egg has sickened hundreds of people, and affected 13 retail brands that the egg factory packages. The culprit: Salmonella on egg shells.

The egg brands affected by the recall include: Lucerne, Albertson, Mountain Dairy, Ralph’s, Boomsma’s, Sunshine, Hillandale, Trafficanda, Farm Fresh, Shoreland, Lund, Dutch Farms, and Kemps.

Eggs are packed in 6- 12- or 18-egg cartons with Julian dates ranging from 136 to 225 and plant numbers 1026, 1413, and 1946.

Dates and codes can be found stamped on the end of the egg carton. The plant number begins with the letter P and then the number. The Julian date follows the plant number, for example: P-1946 223.

Consumers should not eat the eggs and should return recalled eggs to the store where they were purchased for a full refund.

Bacterial contamination on modern industrial-scale chicken farms (factories, really) is a growing problem. Cramped conditions are breeding grounds for disease. Widespread use of antibiotics is creating drug-resistant strains of bacteria.

One antidote to the problem is to choose locally sourced eggs from farms that allow their chickens to run free. Though be aware that the label "free range" doesn't mean what you might think.

Salmonella poisoning symptoms
Within 6-to-72 hours of eating an egg, you may experience lower abdominal cramps, diarrhea (sometimes bloody), vomiting, fever, chills, malaise, nausea or headache. Symptoms may persist for as long as a week. While most people recover without treatment, some patients require hospitalization.

Among the 21,244 cases of foodborne illness reported from tainted food-related outbreaks in the United States in 2007 (the last year for which data is available from the Centers for Disease Control and Prevention), salmonella was the No. 2 cause of illness, causing 27% of foodborne illness outbreaks, including 55% of multi-state outbreaks, and 81 illnesses attributed to salmonella in eggs; five deaths resulted from salmonella-contaminated food. The two biggest foodborne illness outbreaks that year were caused by salmonella, in hummus and frozen pot pies.

FHA Loan Update

Here is very important information for all of the buyers and sellers out there in todays market.

FHA Loan Update


Looks like the date will be Sept 7th. This will be the day the mortgage insurance premiums will be going up. The up front may decrease a bit.


In order to get the lower monthly mortgage insurance, we will need to pull the case numbers prior to September 7th. We will need an executed contract to do so.


I will be sending out the mortgagee letter when it becomes available with the new premiums.

Vacant Homes Pose Insurance Risks


RISMEDIA, August 4, 2010--As the U.S. housing market struggles to rebound, many homeowners are stuck with hard-to-sell properties longer than expected. Some frustrated home sellers who must relocate for a new job opportunity, want to downsize or simply want to buy a new place have left homes empty. Vacant or unoccupied homes can leave the homeowner exposed to loss and liability that may not be covered by their insurance, according to the National Association of Insurance Commissioners (NAIC).

The Pending Home Sales Index, released today by the National Association of Realtors, dropped 2.6 percent to 75.7 based on contracts signed in June from 77.7 in May, and is 18.6 percent below June 2009 - another sign of the stagnant housing market.

"In many cases, people who have been trying to sell their homes for awhile have moved forward with their plans regardless, leaving a vacant home on the market," said NAIC President and West Virginia Insurance Commissioner Jane L. Cline. "Having an unoccupied home can create several insurance implications that typically are not covered under a standard homeowners policy."

The Added Risks of Vacant Homes
Homeowners policies are meant to insure homes that are occupied, so they generally include exclusions for neglect or property abandonment on a home left vacant or unoccupied for a specified number of consecutive days.

In insurance terms, a vacant home is one the resident has moved out of and taken his/her belongings with him/her. An unoccupied home is one where the resident is not staying at the home, but the furniture and other belongings remain.

Because vacant and unoccupied homes pose a higher risk for damage than occupied homes, insurance companies insure these properties differently and usually at a higher price. These risks include:

-- Break-ins: When a home has been unoccupied for awhile, it can show signs that nobody is around - unkempt lawn, full mailbox, no lights on - that can tip off burglars to an easy target.

-- No emergency response: Without anyone home to call 911 or respond to emergencies, a manageable problem - such as a small electrical fire - can turn into a much larger, more costly disaster.

-- Property liability: There is no one present to prevent others from entering the property or to supervise activity, which could increase the likeliness of an accident on the premises or property damage when the owner is not there.

Keeping A Vacant Home Properly Insured
The definition of vacancy and unoccupancy can vary from policy to policy. Some insurers may not pay claims if a home is vacant for 60 days or more. Some policies might automatically shift to a different amount of coverage (e.g. liability insurance only) after a specific number of days unoccupied.

Many homeowners policies have a "vacancy clause" that can be triggered if the homeowner is gone for an extended period of time. If this happens, the homeowner could violate the terms of their contract and some or all of their coverage may not apply in the event of a loss.

"Before you decide to leave a home vacant or unoccupied for a long period of time, talk to your insurance agent or company to learn how they define vacancy and unoccupancy, and whether the company will pay claims if a house is unoccupied," said Cline. "Be honest about your situation, because while an extra policy might cost more, it could save you money down the road should there be an accident or damage to the home."

Many insurance companies offer an endorsement that will provide coverage for a dwelling that is unoccupied for an extended period of time. Vacancy policies can also be purchased for different term lengths to cover a few months to a year, depending on the need.

The cost of vacancy coverage depends on the company and state in which the property is located, but costs usually are higher than a typical homeowners policy due to the overall increase in risk.

Tips To Keep Cool

Hope you’re keeping cool this summer! Here are a few a/c tips to help you “stay cool”:



· Failure to cool can be caused by problems with the thermostat. Make sure the thermostat is set to “cool” and not just “fan”



· Replace filters monthly during the hot summer season



· Keep condensing unit free of debris. Also- when mowing, direct the mower away from the unit. A coil blocked with grass and clippings drastically reduces the efficiency.



· Close registers in rooms that are not being used. To avoid damage to your central heating system, close no more than ¼ of the area of your home



· “CHILL OUT” with some YUMMY summer beverages to keep you cool.
